290 Mulberry by SHoP Architects

At 290 mulberry, the award-winning SHoP Architects has created an expression of contemporary living for the historically rich and vibrant downtown neighborhood of Nolita.

The complex geometry, in addition to a host of other parameters (including site, cost, code, brick coursing and panel weight, fabrication transport and installation), posed a great challenge with respect to information management. Because the façade needed to be “responsive” to these parameters, both during design and construction, advanced modeling software was essential. Utilizing a parametric based modeling as a solution for resolution of complex geometries and digitally fabricated components. The office undertook this building as a pilot project to initiate the use of Building Information Modeling as part of SHoP’s standard practice. Area. 26,800 sf

This unique condominium pays homage to and celebrates its surroundings with its intricate but subtle use of a patterned brick seen nowhere before. This pattern is decorative but functional, rich yet serene, flowing with foundation. Draped atop luxuriously chic interiors, the design embraces the rich architectural history of the area and elevates the hip urban aesthetic of the neighborhood.

290 Mulberry represents a single opportunity to live in celebration of Nolita in one of nine lavish full-floor homes. This future downtown landmark, with views from Broadway to Brooklyn, provides each residence with north, west, and south exposures, private key-locked elevators, radiant heat walnut floor.

Wide-plank radiant heat walnut flooring with 5 control regions, oversize double glazed sound insulated tilt & turn windows, private key-locked elevators opening directly to residence, pushed air A/C with 2 control regions, multiple circuits for lighting control, Kastle Controls security system with cameras at entry door, and elevator and in-unit elevator control for deliverie.
